While extreme summer heat has become a normal expectation in our area, don’t underestimate what those hot summer days are doing to your commercial roofing system. 

UV Exposure Most commercial roofs are fully exposed to the effects of UV Rays all year round. Over time, exposure to heat and UV rays will cause the material to deteriorate. Heat damage can dry out the roofing material causing cracks and lifts. If left unrepaired, these small issues can cause significant damage to your roof.

Thermal Shock Thermal shock occurs when the temperatures reach higher than average during the day but drop off rapidly after the sun goes down. The extreme change in temperature can cause the roofing membrane to expand and contract causing damage to the membrane. 

Growth (Mold) Humidity in the summer air can condensate on the surface of your commercial roof which, in turn, can cause mold to develop. While this will not cause damage to your roof, it will make the surface slippery and cause the possibility for the mold to move onto the building where it can cause more serious damage.

Preventing Damage to Your Roof Preventing hot and humid summer days is not something that can be done. However, you can take the time to inspect your roof from time to time. Periodic inspections and repairs prevent small issues from becoming major problems.
